Am I required to make my property available to Section 8?
You are not required to accept Section 8 or government assistance housing vouchers.
Are you licensed?
The company and our broker are licensed in the State of Texas. Our Property Manager, Christine Savoie is licensed in Texas and also holds the RMP® and MPM® designations through NARPM®.
A number of our assistants are also licensed in Texas.
Can I reach you after hours?
You are welcome to email us at any time. We do not answer after hours, except in cases of an emergency. We have an after hours service as well as vendors who will respond to emergencies at the property after hours.
Can you put the money directly into my account?
Absolutely, we prefer to do this. We use an ACH process to direct deposit into your chosen account.
Do I get to see the lease or sign it?
We take care of signing the lease for you. We can send you a copy, upon request, for your records or at any time you may need one.
Do you sell real estate too?
Our sister company, ERA Colonial Real Estate, sells real estate. We will gladly refer you to one of their agents. This makes for a smooth transition, should you decide to sell.
How and when do I get my checks?
We direct deposit your rent proceeds into your chosen bank account. We make an owner payment around the 11th of each month.
How is rent collection handled?
We collect rent from the tenants. After we collect management fees and any outstanding invoices (repair, etc), you will receive the remaining amount deposited into your account.
How long of a lease do you sign?
Our default lease length is 12 mos. We will discuss any requests from tenants or any requirements from our owners for different lengths with you.
How much security deposit do you charge the tenant?
We charge one mos rent + $25 as a security deposit. This helps to differentiate the security deposit so it is clear it is not rent.
How soon can you start managing my property?
If you are not currently under a management agreement with another property management firm, we can begin immediately. If you are under agreement with another firm, we’ll take over as soon as you have been released by your current firm.
What type of properties do you manage?
We manage single family homes, duplexes, 4-plexes and even an apartment complex. No job is too big or too small
What type of reports do I get and how often?
We send monthly statements. Your owner portal also has up-to-date information at all times with a variety of reports you can run on demand.
Who holds the tenant security deposit?
Trustmark maintains the security deposit in a separate trust account. When the tenancy is over, we take care of processing and releasing the security deposit as well as all required tenant notifications about the security deposit.
